Loft 5

 

OVERVIEW:
Loft 5, the highly successful, $100 million condominium development on the South Strip, saw its first owners take residency in June 2007. A joint-team effort between ADG Capital and m_space development, Loft 5 is found on the South Strip, on the corner of South Las Vegas Boulevard and Pebble Road.

 

Loft 5 has 272-units with high-end amenities and large floor plans, ranging from 1,248 square feet to 2,248 square feet. The 10-acre, eight-building mid-rise luxury condo was an instant success, nearly selling out in just six months.

 

Architectural diversity spans the gamut in Las Vegas, but one genre of design that has been missing is Modern minimalism. It was this void that inspired Richard McCann, partner in m_space development, when he sat down to design the mid-rise condominium development Loft 5 and its sister property, L5, both of which are designed from a Modern minimalist angle.

DEVELOPMENT AND DESIGN:

Loft 5 is the product of a substantial development team, with each member having experience vital to the project’s success. With backgrounds in real estate and development, sales, marketing, finance and design, this group—made up from the principals of ADG Capital LLC and m_space development LLC—are the team behind Loft 5 and its successor, L5.

 

Jonathan D. Stern is a founding member and Managing Partner of ADG Capital LLC, a private development company with real estate investments around the world. Stern has 20-plus years experience in finance and development, delivering superior returns to investors. Over the next two years, ADG will have approximately $400 million of real estate projects under development. He is currently creating exciting projects such as high-end lofts in New York’s SoHo and a South African luxury community that includes a golf course and game preserve. Jonathon has also overseen development of such major projects as the Ritz-Carlton Hotel in South Beach, Miami; the Ritz-Carlton Club in Jupiter, Florida; and St. Regis Temenos Villas in Anguilla, a hotel, golf and residential beachfront development.

 

Gian Matteo Lo Faro is a founding member and Managing Partner of ADG Capital LLC, overseeing all aspects of its projects, including financing, sales and construction. He has over 18 years of successful experience in real estate development and management in both the United States and Europe. He is also a founding partner of 110 Central Park South, converting the Intercontinental Hotel into 68 luxury cooperative apartments. Other recent projects include: Loft 55, a 24-unit loft conversion in Manhattan; Waterburg Estates, a 10,000-hectare big game and golf development located near Johannesburg, South Africa; Daybreak at Lake Chelan, a 600-unit, master-planned condo-golf development in Washington State; the Whitney Condominium, a rental building assemblage in Manhattan; and luxury single-family housing in Aspen, Vero Beach, Florida, and Southampton, New York.

 

 Emily Herrera is a founding member of m_space development and is responsible for originally identifying, assembling and negotiating the land for Loft 5, as well as leading its astounding sales success which resulted in only a handful of units remaining prior to completion of construction. Her previous experience includes handling numerous tasks for varied residential and commercial projects, from land purchase to real-estate entitlements/regulations and through to completion, including such aspects as HOA development, insurance, and all aspects of sales and buyer interaction.

 

Another development team partner and m_space founding member is Rick Firmine, who as the chief operating officer is in charge of market research, business development and project financing, and all aspects of the day to day operations. With an in-depth knowledge of investment banking and trading from his experience at Lehman Brothers and Robertson Stephens, Firmine has worked extensively in both retail and multi-family projects, including high-profile Las Vegas Strip developments.

 

The final key player is lead designer and m_space founding member, Richard McCann. This award-winning designer has mixed cutting-edge concepts with ecologically sound ideas, developing projects like the new Lied Animal Shelter, due to receive a stellar Leadership in Energy and Environmental Design Platinum rating from the United States Green Building Council for its sustainability. McCann has previously served as an instructor of design at the University of Nevada, Las Vegas and is currently serving on the Advisory Board of Syracuse University’s School of Architecture, where he received his Master of Architecture.
